Why was the show cancelled after Season 12?

Of course, the preceding 2 seasons and including Season 12 weren't great, but it could have kept going for a little while longer.

A better question may be why wasn't it cancelled before season 12!

The answer as to why it wasn't cancelled is pretty simple: HAWAII.

The show was simply too popular to be cancelled. How many shows were filmed entirely on location in Hawaii or some other exotic locale at that time? None! For the scenery alone the show was CBS's golden goose, not to mention that for a time it was the highest rated drama series in the Nielsen ratings. CBS wanted to milk the show for all its worth. Heck, the name "Five-O" became so popular that criminals began using it as slang for the police. Maybe not everyone knew SWAT or THE ROOKIES or BARETTA but everyone knew HAWAII FIVE-O. Plus how could CBS know that just around the corner would be another popular show set in Hawaii - MAGNUM PI?

When you've got a good thing on your hands you keep it going, even when it's no longer a good thing. Or at least that's how it often works in the business.
